It was really bad and utterly filthy. Honestly, the smell wasn’t too bad. I think because there were large holes in the roof and siding, much of the would-be smell escaped mabye.
I wouldn’t be surprised to see this property gain some media attention as it is rehabbed because it’s a great real estate and story of interest in light of what it will do for a first-time homebuyer and also an entire neighborhood.

I just did a substandard house in Homeland (south of Broadway, north of Land Park) which used to house a dry cleaning establishment. Talk about issues. It wasn’t as bad as this one, but it was pretty bad.
On another note, have you been watching the videos that Tinna and I have been doing over the last month? We have doing legislative updates along with promoting the REAA classes. It would be a great help to get the word out not only about the REAA but about legislation that will be affecting the entire real estate community. Bill, I bet that’s an interesting one to say the least. A former dry cleaning business? Wow. Was it zoned residential or commercial? Illegal use? Mixed use? Very interesting.
I’ve been meaning to touch base with you about the videos. I have seen them. Honestly, I would love to put all of them here too, but the “share” feature on that site only lets you post a link rather than embed. Do you know any way around that?

The subject was a residence with an attached building that was used at various times as a corner store, dry cleaner, vending machine warehouse and other uses. The owner had a grandfathered legally non-conforming use for commercial that he lost through a hearing with the planning department. Seems that the restrictions of the grandfathered use are that it must be continuously used for the permitted use. The owner had changed uses without re-applying for a permit and had ceased use for more than a year. The City declared the building substandard after the owner died and neighbors began complaining about it being an attractant for vagrants. The City decided it was a nuisance and issued a Substandard Dwelling notice and demanded it either be demolished or remediated.
The most troubling thing of course, was its previous use as a dry cleaning establishment as there could be EPA issues. I had to utilize an extraordinary assumption based on the deceased wife’s statement that it had been cleaned up. I strongly recommended inspections by the appropriate professionals.
Uhm, make that the wife of the deceased…

Well, it wasn’t a Swanson’s or anything, just a little mom & pop, but the concerns are still there, no matter what the wife believes.
