I interviewed Vice Mayor David Sander of the City of Rancho Cordova to talk about the “Broken Windows Theory“ and how it is relevant for neighborhoods. There is definitely a connection between crime, blight and property value, and this theory points us in the direction of taking care of the small issues in a neighborhood to help the bigger picture - increase safety, a sense of community and property value. Do redevelopment agencies in Sacramento matter?

Earlier today I ran into Micah Runner, who works in the City of Rancho Cordova’s Economic Development Department. In light of major media publicity recently regarding Governor Jerry Brown’s budget, and the potential for the elimination of redevelopment departments altogether in California, I wanted to ask Micah a few questions about redevelopment in Rancho Cordova and how current budget decisions may impact redevelopment in Rancho Cordova and surrounding areas.

Do you think redevelopment departments in California should get the axe for the sake of a balanced budget? What areas in the Sacramento Region would be hit the hardest if the plug was pulled on redevelopment agencies? How might the elimination of agencies like SHRA or Rancho Cordova’s redevelopment department impact property values?

Crime prevention tips for neighborhoods

Crime impacts real estate, doesn’t it? Well, on the converse, when residents get together to fight crime and deal with problems in their community, that can also be attractive to buyers – and therefore impact real estate positively. Wouldn’t you rather live in a community that was safe and where people were looking out for each other? (as opposed to everyone being isolated, which is far too common).

Here are some crime prevention tips from two local police officers in Rancho Cordova. What would you add to the list to help prevent crime?

Crime impacts real estate, doesn’t it? There was recently a murder in Rancho Cordova, and one neighborhood is doing something to help increase safety in their community. Watch the video to see how they need to bring safety to this one location that has been a “haven” for criminal activity.

In light of a murder on Mills Park Drive in Rancho Cordova, both Weed & Seed and the Cordova Towne Neighborhood Association is hosting a Community Safety Forum on Tuesday, February 1, 2011 from 7-8:30pm at Rancho Cordova City Hall. Please note that this meeting will be about discussion and solutions. This will not be an anger-fest. RCPD and City Officials will be on hand to pitch in to discussion where approrpriate.

This event will be facilitated by residents (not City Hall) and the goal is to find out what the community really wants to do about the safety issues at this location. What are our options, obstacles, and what does it look like for the community to respond? Additionally, what does it look like to increase safety in the White Rock area also? What can happen from this day forward to help stop crime and create a better and stronger community?

A park can really function as a soul for a community in that it can help define a neighborhood as well as provide a hub for relationships to grow. Parks offer space for exercise, kids to play, community events, and just hanging out with locals. A great park can help boost real estate values too since families are often attracted to living within walking distance to a park. On the contrast, if a park is deemed unsafe, blighted, or has continual illegal activity, it can create a stigma for the community, and therefore be a real estate turn-off.

My favorite parks in the Sacramento area include McKinley Park, Southside Park (Spaceship), William Land Park, Stone Creek Park, and Hagan Park. Nothing beats walking around McKinley Park with my wife, but I think overall Hagan Park is really my favorite because I love the location literally next to the American River, the vast open space, fishing, and so many great events throughout the year. I actually did some creative photo “videos” on the trails at Hagan Park a couple years ago on my bike.

Why are parks on my mind? I recently shot a video update of White Rock Park in Rancho Cordova as it is currently being rehabbed. This park has long been an eyesore for the community, but it is finally being updated after many years of disrepair. This park ought to breathe fresh life into the community, and that is a great thing.

What is your favorite park in the Sacramento area? What benefit does a good park have for a community? Have you ever made a real estate decision based on a local park?

Project 680 Hoody Drive in the FCUSD

This is something for local kids and some locals are involved in this effort too (Ryan Lundquist). This hoody drive will benefit kids throughout Folsom & Rancho Cordova within the FCUSD. Wanna get involved?

From the Project 680 website: We are officially rolling out hoody drive conversation nowadays, and it’s exciting to see a buzz beginning to stir already. We really look forward to teaming up as a community to collect 680 hoody sweatshirts for local homeless students in the FCUSD. There are many ways to get involved. We’ll definitely be using our Facebook page to communicate during the next couple months also, so make sure to “like” the page if you haven’t already.

Neighborhood beautification happens one step at a time

What does it look like for a community to improve its image? What can residents do to help their neighborhood look better and even increase property values?

Check out what one neighborhood did last week in Rancho Cordova.

Leadership Rancho Cordova Class of 2010 took on a wall project in the Cordova Towne / White Rock area. They raised funds and had very nice brick columns installed along the entire stretch north of Highway 50 on Mather Field Road to Croydon Way.

On August 21, 2010 both residents of the Cordova Towne / White Rock area and members of Leadership Rancho Cordova painted the strech of the wall. You’ll likely notice that we did not cut the corners in with paint because that’ll be done this week by an actual paint contractor.

Residents also purchased plants with funds provided by Leadership Rancho Cordova and revamped the flower beds at the corner pillars on Croydon Way & Mather Field.

Are neighborhood parks important to you?

How important is a vibrant park to you when hunting for a home? Would you consider an area without a park?

The Cordova Recreation & Park District broke ground on White Rock Park in Rancho Cordova on August 20, 2010. In attendance were CRPD officials, Councilmember Robert McGarvey, Supervisor Don Nottoli, and various CRPD Board Members as well as architects and construction representatives. This park has been long neglected, so it is a joy to see a revitalization occurring.

In the video above, David Edmunds, the District Administrator and CEO was interviewed by local real estate appraiser Ryan Lundquist of www.LundquistCompany.com.

Residents in the White Rock area have been meeting with CRPD over the past several years and working hard to advocate for this park. We can rejoice in these improvements, but we can also be proud of the way we acheived these results too. We interacted with CRPD in a very cordial and cooperative spirit. We had very strong and emotional feelings about this park, but we sought to suspend judgment and work to get results.

Thank you CRPD, The City of Rancho Cordova, and White Rock / Cordova Towne area residents who made this day possible.

Rancho Cordova wins an All America City Award

The City of Rancho Cordova recently won the “All-America City” award from the National Civic League. A local delegation went to Kansas City to compete for this prestigious title and a series of videos were made while in Kansas City. A few weeks ago KCRA news anchor Diedre Fitpatrick filmed some of the Project 680 team “Raiding the Sock Aisle” at Target in Rancho Cordova. As you’ll see in the video, “Raiding the Sock Aisle” was coined by Erin Attardi. The story turned out really great. I love how it highlights the simplicity of making a difference in the community, our goal of collecting at least 2000 pairs of socks, and how social media can be used to advocate for local homeless kids too. Great job team!!!

The Stagger Inn Demolition in Rancho Cordova on April 1, 2010

Blight matters, doesn’t it? Is there a particular building in your city or area that needs to come down? The Stagger Inn in Rancho Cordova has been a blight to the community for too many years, but today it was demolished. This is a win for the City of Rancho Cordova. Many residents came out to see the backhoe go to town. A new residential multi-dwelling unit will go in place of The Stagger Inn and contribute to the beautification of Folsom Blvd in Rancho Cordova.

The Stagger Inn was ironically taken down on April Fool’s Day with the idea that “It Isn’t a Joke” that it’s finally happening. This building was vacant for ten years and went through an arduous legal process before being leveled today.
