Here is a brief exterior tour of the ”Dragon House” in the Curtis Park area of Sacramento. Energy Efficient House Tour in Sacramento: SMUD / Housing Group Fund Project

I had the pleasure this morning of touring a SMUD Energy Efficient Remodel Demonstration Project at 3893 32nd Avenue in Sacramento (SMUD is our local utility company in Sacramento County). This house was purchased in September 2009 as a bank-owned heavy fixer and then rehabbed by Housing Group Fund into a pristine and very energy-efficient home. I saw this property when it was purchased and the difference is truly remarkable (not to mention all the energy efficient gadgets too).

I made a video to give you a tour. What do you think? Have you ever heard of Quad-Lock before?

The event today was attended by real estate agents and local media mostly. The event was dubbed the “SMUD Energy Efficient Remodel Demonstration Project”. SMUD claims that the state-of-the-art technology in this house can save up to 60% off utility bills (up to $1,500 per year in utility bills for the home owner). I wouldn’t mind that savings on my home.

I’d never seen the Quad-Lock technology before. This house is apparently the first home in Sacramento to have this nifty insulation installed. I’d be very curious to hear from anyone who has installed this before. Does it work well?

CALIFORNIA MELTDOWN – March 13 2010.. More evidence of the economic collapse in Northern California. Residential real estate developments empty and abandoned and bankrupted builders. The Sacramento area has been particularly hard hit. Latest figures released quote 13.1% unemployment in the Sacramento area. They just kept on building and building… who did they think was going to buy these? How are these developers paying their loans on these properties when they sit empty year after year?

Would the sound of a train drive you nuts?

I took some audio a while back of the sound of a train while on an appraisal inspection. While standing in the backyard of a property, I made the recording above. Do you think this would be a big deal for buyers?

In appraisal terminology, this sound would be categorized as “external obsolescence” because it’s something external to the property that imposes on the property. I’d love to hear your thoughts or stories about homes with external issues like this. Have you ever purchased or sold a house with a locational challenge? What’s it like to live by such a location? Do you tune it out after a while or does it gnaw at you day after day? Comments are welcome below.

Tour of Land Park Neighborhood

Presented by Erin Attardi, Realtor with Lyon Real Estate. Land Park lies just south of Downtown Sacramento – bordered by the I-5 Freeway to the west, Freeport Blvd to the east, William Land Park / Sutterville Road to the South, and Broadway to the North. This vintage neighborhood features homes built primarily from the 1930′s to 1950′s, and is well known for its serenity, tree-lined streets, unique architectural character, and close proximity to downtown Sacramento.

Land Park was named after former mayor and hotel owner William Land, who in upon his death in 1912, bequeathed $250,000 to Sacramento to develop an urban park where the general masses of the public could go. In 1918, after six years of debate, the city council voted 3-2 to purchase the 238 acres known as the Swanston-McKevitt tract on Riverside. in 1924, the tract was planted with 4,000 trees and 6,000 shrubs, and it became William Land Park. On May 25, 1924, William Land Golf Course opened for play. This was the first municipal course in Sacramento to have planted grass, yet it remained a 9 hole course.

There are many wonderful schools in and near Land Park, including Crocker/Riverside Elementary on Riverside between Robertson and Perkins, California Middle School on Vallejo and Land Park Drive, and CK McClatchy High School on Freeport between Bidwell and 7th.

Homes in Land Park oringially sold in the range of $3000 – $7500. Nowadays, you can purchase a home in Land Park for $300k – $400k on the less expensive end, and upwards of $1M on the high end.
