2011 NorCal Real Estate Expo at the Sacramento Convention Center

Come to the 2011 NorCal Real Estate EXPO on Wednesday, April 6, 2011 from 8:30am-4:00pm at the Sacramento Convention Center. The Expo is going to be packed with outstanding classes, 50+ vendors, networking, cocktails, and even a fashion show.

Crime prevention tips for neighborhoods

Crime impacts real estate, doesn’t it? Well, on the converse, when residents get together to fight crime and deal with problems in their community, that can also be attractive to buyers – and therefore impact real estate positively. Wouldn’t you rather live in a community that was safe and where people were looking out for each other? (as opposed to everyone being isolated, which is far too common).

Here are some crime prevention tips from two local police officers in Rancho Cordova. What would you add to the list to help prevent crime?

Crime impacts real estate, doesn’t it? There was recently a murder in Rancho Cordova, and one neighborhood is doing something to help increase safety in their community. Watch the video to see how they need to bring safety to this one location that has been a “haven” for criminal activity.

In light of a murder on Mills Park Drive in Rancho Cordova, both Weed & Seed and the Cordova Towne Neighborhood Association is hosting a Community Safety Forum on Tuesday, February 1, 2011 from 7-8:30pm at Rancho Cordova City Hall. Please note that this meeting will be about discussion and solutions. This will not be an anger-fest. RCPD and City Officials will be on hand to pitch in to discussion where approrpriate.

This event will be facilitated by residents (not City Hall) and the goal is to find out what the community really wants to do about the safety issues at this location. What are our options, obstacles, and what does it look like for the community to respond? Additionally, what does it look like to increase safety in the White Rock area also? What can happen from this day forward to help stop crime and create a better and stronger community?

The Sacramento Association of Realtors Young Professional Council hosted the 3rd Annual “Bowling for the American Dream” event on September 25, 2010. The event sold out and it was a big success to rasie money for the California Association of Realtors “Housing Affordability Fund” (C.A.R.H.A.F.), which funds programs like the Mortgage Protection Program (MPP), SAR’s very own ECO program, and more!

Thank you everyone who participated, bowled, dressed up in 80s gear and sponsored the event. Great job to so many in our local real estate community. If you’ve seen or heard of the show Hoarders, you may have come across a house like this. A client purchased this West Sacramento property earlier in the week for nearly $20,000 and gave me permission to do a video before they do a complete remodel. This property can best be described as a “hoarder’s delight”. There is rubbish and junk everywhere throughout the house and it has some very obvious condition issues too.

What do you think of a house like this? What types of potential health and safety and condition issues do houses with hoarding face? How does hoarding impact life and even real estate?

Graffiti demonstration on my truck and a few tips

I met with GRS (Graffiti Removal Services) and we did a little graffiti demonstration. I tagged up the body of my truck and their product took it off very easily. Additionally, I talk about the importance of working with the city, talking to police, and working together to cover graffiti within 24 hours of when it occurs.

Let me say that I feel like such a dork to have misspelled “neighbor” in the video, but that’s life isn’t it? (especially after only 2-3 hours of sleep the night before).

How does tagging make you feel? Has your neighborhood or community had a graffiti problem? Big or small? Have you seen anyone attempt to do something about it? If you could say anything to a tagger, what would you say?

Rancho Cordova wins an All America City Award

The City of Rancho Cordova recently won the “All-America City” award from the National Civic League. A local delegation went to Kansas City to compete for this prestigious title and a series of videos were made while in Kansas City. I wrote the other day about the importance of building an online business presence, and I was provoked further today about just how relevant social media truly is. This is relevant for real estate professionals or anyone in business, don’t you think? It’s easy to think that newer mediums such as Twitter, Facebook, and blogging are a fad, but take a look at the Socialnomics video above (or here). I saw this today during a presentation by Chris Tellez at the Sacramento Association of Realtors YPC meeting.

Sacramento Real Estate Broker Keith Klassen “Raids the Aisle”

A local real estate broker, Keith Klassen, did something pretty cool today. Along with his wife and kids, the Klassen tribe decided to go and “raid the sock aisle” at a local store in Sacramento. The Klassen family generously purchased 132 pairs of socks for the upcoming Project 680 Sock Drive. Our goal has been to raise at least 2000 pairs of socks for local homeless students in the Folsom Cordova Unified School District, so 132 pairs is a really fantastic dent toward meeting this goal.

Isn’t it so wonderful to see how the Klassen kids were so intentionally involved as decision makers in this video? Way to go Keith.

The Stagger Inn Demolition in Rancho Cordova on April 1, 2010

Blight matters, doesn’t it? Is there a particular building in your city or area that needs to come down? The Stagger Inn in Rancho Cordova has been a blight to the community for too many years, but today it was demolished. This is a win for the City of Rancho Cordova. Many residents came out to see the backhoe go to town. A new residential multi-dwelling unit will go in place of The Stagger Inn and contribute to the beautification of Folsom Blvd in Rancho Cordova.

The Stagger Inn was ironically taken down on April Fool’s Day with the idea that “It Isn’t a Joke” that it’s finally happening. This building was vacant for ten years and went through an arduous legal process before being leveled today.

Would the sound of a train drive you nuts?

I took some audio a while back of the sound of a train while on an appraisal inspection. While standing in the backyard of a property, I made the recording above. Do you think this would be a big deal for buyers?

In appraisal terminology, this sound would be categorized as “external obsolescence” because it’s something external to the property that imposes on the property. I’d love to hear your thoughts or stories about homes with external issues like this. Have you ever purchased or sold a house with a locational challenge? What’s it like to live by such a location? Silver Horse on Marconi & Eastern

While driving around for work this morning, I snapped some photos of a silver horse statue in the brand new Rite Aid center on the corner of Marconi Avenue and Eastern Avenue in the 95821 zip code of Sacramento. This newly constructed shopping center is located just West of Carmichael and the Rite Aid store has been open for less than one month old.

What do you think of the horse? Its gleaming and its not hard to miss, is it? Do you like it? Do you hate it? Does it add to the appeal of the retail center? Do you think it fits in with the neighborhood?

A couple of weeks ago this horse was dubbed by my three year old as Silver (sounds appropriate I suppose). It is certainly a landmark for the intersection now because passersby will be drawn to look at it. For reference, Wikipedia says the following of the word landmark: In modern usage, a landmark includes anything that is easily recognizable, such as a monument, building, or other structure.

I am intrigued by landmarks, architecture, neighborhood design, and how things like this added together make up the feel for a neighborhood. Moreover, my career as a real estate appraiser helps me to continually analyze the appearance of neighborhoods and properties.

American River Bike Trail Video

This is fitting for the “random” category. You’ll see some nice “real estate” along the bike trails, so I suppose the video works for a real estate video website.

I manually took 653 pictures while riding my bike on the American River trail in Rancho Cordova over a 2-mile portion of the trail. These shots were then placed in sequence to form the following “video”. I’m no photographer, but just a guy who loves biking and is experimenting with taking photos while on the road. This is my second “video” like this and I can only see my methodology evolving over time to capture some of the essence of the trails and how fun it is to bike.

If you have not had the pleasure of riding on the American River trails through Sacramento, Rancho Cordova, Folsom or other parts, I highly recommend them.
