The word on carbon monoxide detectors in California

Are carbon monoxide (CO) detectors required for FHA loans in California? I’ve been getting this question quite a bit lately. There seems to be some confusion in the marketplace. Yes, carbon monoxide detectors are now required for FHA loans in California because of SB183 which came into effect on July 1, 2011. Senate Bill 183 states all households must have a carbon monoxide detector (well, there are some exceptions technically, so watch the video).

I recently bought a booth at the Vendor YPC BBQ at the Sacramento Association of Realtors. It was great to mingle with so many Realtors and loan officers. It was interesting to have one conversation over and over again while at my table though. Can you guess what it was?

People were wondering why I was there since “we cannot work together anymore due to HVCC.” However, there are still many ways appraisers and real estate agents can do business together. Pre-listing appraisals, short sales appraisals and probate/estate settlement are certainly just a few of the categories where Realtors can hire or refer appraisers.
